When adding a profit share lender it doesn’t affect the profit metrics as the profit share takes place after the profit is known.
To explain better, the profit is only known at the end of the project after all fees and costs. In the report we show the ‘projected profit share’ but the profit figure will be gross of this figure.
However, if you would like to factor in a profit share into the actual project returns you can create a new ‘interest rate’ lender with no interest rate but an exit fee which would need to be calculated and then inserted in the field.
