Hi there. Aprao’s newest feature enables you to create dedicated BTR development appraisals in Aprao the same way you would normally do for other projects. In this article, we'll be explaining how to navigate the Revenue section of Aprao, and show you how to input BTR units into your appraisal.

Our newest feature is the addition of the ‘Operated Asset Group’ in our Revenue section. Read How to use Aprao's Revenue section, to learn more about the overall functionality of the Revenue section.
Operated Asset Group
In Aprao, you can add three types of revenue: Residential, Operated Asset and Income. Operated Asset can be used where there is an income stream element, i.e. the property is tenanted. This can include commercial, PRS/BTR, retail, leisure, industrial, PBSA properties etc.
Once you have added an Operated Asset Group, click on it to edit its features. This Operated Asset Group now allows you to input revenue on a weekly, monthly or annual basis. It can be input on a per sqft/sqm basis, and you can edit it more granularly, by customising the number of weeks that the units are let.
With the weekly/monthly/annual rent inputted, Aprao calculates the annual income of all your inputted units. The next step is to enter your operating costs, as a percentage of the annual income or on a per sqft/sqm basis as well. Similarly, a void rate or a rent free period can be factored in as well.
Then, by setting your yield for this group of units, Aprao will give you the gross value of the property. Lastly, you may add a purchaser cost and get the net revenue or valuation of that asset standalone.
