An overview of Aprao 💻

Hi there! If you're looking for an overview of the functionality in Aprao, you've come to the right place.

Aprao is an end-to-end property development appraisal software used by developers, valuers, lenders and property professionals. We hope you enjoy using it! Here is a quick overview of Aprao's features.

Personal board

Once you log in you'll be taken to your personal board. This is where all your development projects live. We also have a team board, where you can share projects with the rest of your team.

Within your personal board, we have deal stages where you can move a project through your own pipeline and you can customise your deal stages to suit your business. All you have to do is click on the name of the deal stage and edit its title to how you would like it to be named. In the top right of the screen on your personal board, click "create project" and voila! You will be able to start a new project, and within that, create new appraisals. Next to this, you can also access your "templates" and "archived projects".

Your projects

When you click on your projects in your personal board, you can see and edit your summary about your projects, such as your project address, key financial metrics and even links to documents. At the bottom of this, you can find your appraisals.

The appraisal tool

By clicking on your appraisal you'll be able to see the key metrics and the information you'll need to make key financial decisions. Under this, you'll find your summary appraisal, where the most important information about the appraisal lives. Here you'll see the gross development value, costs, net development value, all costs associated with the appraisal, the target profit, actual profit and overall residual site value. You can set your residual site target here, either as a percentage of "total costs" or as a percentage of developments. 

Across the appraisal tool, you can find 7 key tabs divided into General, Revenue, Build, Other Costs, Finance, Site Purchase and Cashflow. Across these, you can input any information in any order that you would like to make the appraisal as high level or detailed as you need!

Sharing 

All of this allows you to create a detailed cashflow forecast and generate a stakeholder report. You can also share a project with ease via one quick link to your funders, team members or external parties.
